Whether you are clearing out a family home, tackling years of garage clutter or getting a property ready to sell, a full cleanout feels overwhelming before you start. The secret is a plan and a place to put everything: a roll-off in the driveway.

Dragging a cleanout to the curb a few bags at a time, or making trip after trip to a disposal site, drains your weekends. In Lakewood there is not even a curb pickup to lean on: the City runs no bulky pickup, bulky items "can be picked up for a fee by your waste hauler or junk removal company", and dumping bulky waste in alleys or on private property is illegal. The cities around Lakewood set tight limits too — Denver's Large Item Pickup takes up to 5 large items and 10 bags every nine weeks, Wheat Ridge's free Large Item Drop-Off has a five-item limit, Edgewater reimburses two special items a year, and Arvada's bulky item events have a five-item limit and need proof of residency. A roll-off in the driveway changes the rhythm: you work continuously, toss as you go, and we haul it away in one pickup.
For a garage or single-room cleanout, a 10 is often plenty; a 15 yard handles garage, attic and basement cleanouts and multi-room cleanouts, and works well for moving and estate cleanouts. A whole-home cleanout is usually a 20 yard, which handles bulky items and large volumes, and a 30 yard when there is a lot to clear, for estate and move-out cleanouts with furniture and mattresses. Warehouse or large property cleanouts can call for a 40. Furniture is bulky and light, so volume usually decides a cleanout before weight does. The sizing guide has the full table.
Walk the house first and list the spaces you are tackling. Then run every item through three buckets — keep, donate, toss — before anything goes in the bin; having the container on site makes the toss decision fast, because there is no pile of "maybe" items building up in the yard. Finish one space before moving to the next, starting with the one that bothers you most, often the garage.
Most rentals include a standard rental period of up to 7 days, which covers most single-house cleanouts, and your quote confirms the days. Need longer? Call and we can extend your rental for an additional fee, or swap a full box for an empty one. Finish early and we arrange pickup sooner. You do not need to be home for delivery or pickup, as long as we have clear placement instructions and the area is accessible — useful when you are clearing a family member's home from out of town.
Most household cleanout material is fine for a roll-off: furniture of every kind, mattresses, boxes and general junk, cardboard, old flooring and carpet, cabinets and yard debris. Load smart: break down bulky items, spread the weight evenly rather than piling it at one end, fill the gaps with smaller pieces, and keep the load below the top edge so it can be covered and safely hauled. If the cleanout turns into a remodel — cabinets coming off the walls, flooring coming up — tell us, because household junk and construction debris are different loads, and a Lakewood remodel over 2,500 square feet or any building demolition comes with a recycling plan and weight tickets (§14.02.040(J)).
A few things turn up in every cleanout that cannot go in the box. Fridges, freezers and A/C units need the refrigerant recovered first (40 CFR 82.155); our junk removal service takes appliances with proper preparation. TVs, computers, monitors, laptops and printers are banned from Colorado landfills (C.R.S. 25-17-303). Paint, pesticides, solvents and other household chemicals go to the Rooney Road Recycling Center in Golden, by appointment on Wednesdays and Saturdays from 8 a.m. to 2 p.m., for residents of Lakewood, unincorporated Jefferson County and its other member cities; Denver residents book the City's at-your-door collection. Car batteries go back to a retailer or a recycling facility, tires to a tire collector or processor, and propane tanks and gas cylinders stay out too. Usable furniture and household items can be donated — our junk removal team directs them to donation whenever possible. The what-goes-in guide has the full list.
We found no Lakewood permit or time limit for a temporary roll-off on your own driveway. The City does want dumpsters on an improved all-weather surface such as concrete, asphalt or gravel, not on the lawn (§8.14.025(D), §9.80.020(B)(5)). If your home is in an HOA, its rules can limit how long a dumpster stays visible or where it sits, so check before delivery day and let us know about any limited access. In Westminster, a dumpster of one cubic yard or larger at a one- or two-family home needs prior written authorization from a code enforcement officer unless there is a building permit (§8-1-5(A)).
The street is a different matter. In Lakewood it takes a no-charge Public Way permit and is only allowed when there is no suitable spot on the property, for up to 30 days (§8.14.028). In Denver the street permit can only be pulled by the container company; in unincorporated Jefferson County it is a $50 County permit; in Edgewater a ten-day police permit and never in an alley (§11-1-40). On state highways such as West Colfax, Sheridan Boulevard and Wadsworth Boulevard we found no CDOT permit path. For a cleanout, the driveway is almost always the answer. The permit guide has every city we list.
Our dumpsters are driveway-friendly, and for extra protection you can lay boards or plywood under the dumpster. Give us a clear, flat spot with about 60 feet of access for the truck and 25 feet of overhead clearance, move cars out of the way, and mark the placement area if you will not be there. Near homes we plan drop-offs and pickups for Monday to Saturday in the daytime, in line with Lakewood's noise code (§9.52.130). If you would rather not lift a thing, ask about our junk removal service, where our team loads, hauls and disposes of everything and sends material to recycling and donation whenever possible. Call (720) 370-8548 — the phone is answered 24 hours a day, 7 days a week — and ask about same-day delivery if the cleanout is already under way: in many areas around Lakewood and nearby communities we offer same-day or next-day delivery, depending on availability.

For a whole-home cleanout, a 20 yard is the usual fit, or a 30 when there is a lot to clear or it is an estate cleanout. A garage or attic usually needs a 10 or 15. Tell us what the home looks like and we will recommend the right size.
Yes. Furniture and mattresses are common cleanout items and go in the box. If you would rather not haul heavy pieces yourself, ask about our junk removal service.
Set them aside. Fridges, freezers and A/C units need the refrigerant recovered first, and our junk removal service takes appliances with proper preparation.
