The 40 yard container in Lakewood
The 40 yard is our largest roll-off container, designed for large-scale cleanups, major renovations, demolition projects and commercial jobs. Construction and demolition sites, commercial renovations, full-home remodels, warehouse and office cleanouts, commercial roofing jobs and large community or property cleanups — that is where it lives. It holds about twelve pickup truck loads, or roughly 230 to 250 standard trash bags, and the taller walls cut down the number of hauls on a big job.
It is bulky and mixed debris that justifies the 40: drywall, lumber, siding, fixtures, shelving, pallets, packaging, office equipment. Concrete and soil can exceed the weight allowance long before the box looks full, so for heavy rubble a 10 or 15 alongside it is often more efficient and cost-effective. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew.
Construction, demolition and big commercial jobs
Contractors on new builds and commercial renovations, demolition crews, businesses clearing a warehouse or an office, organizers of a large event or cleanup — those are the regular 40 yard customers. Lakewood's recycling rule reaches many of those jobs: new buildings, additions and remodels over 2,500 square feet, and any building demolition, need a waste management plan, labeled containers on site for recyclable materials, and hauler or recycling center receipts before the certificate of occupancy or final inspection (§14.02.040(J)). The City wants weight tickets as proof, uploaded within 60 days of permit closure, and applicable projects put down a performance security deposit of $1 per square foot, up to $100,000, that is forfeited without them. In Denver, the recycling ordinance in force for permit applications since September 1, 2026 asks qualifying construction and demolition projects to divert at least half of the debris by weight, again shown with weight tickets.
Demolition comes with state paperwork too: an inspection by a Colorado-certified asbestos inspector and a CDPHE demolition notice ten working days before work starts, even if no asbestos is found (Regulation 8). Asbestos waste must go to an approved asbestos disposal site regardless of quantity, so it never goes in a roll-off. On the road, every load is covered or secured so nothing blows, drops, sifts or leaks off the truck (C.R.S. 42-4-1407; Lakewood Code §10.54.050).
Access and placement for a 40 yard
The truck needs about 60 feet of approach space, a flat, solid surface such as a paved area, gravel pad or job site, and about 25 feet of clear space overhead. On a job site we place it where the crews can work around it. A 40 in a public street is a different question. In Lakewood a no-charge Public Way permit comes first, only when there is no suitable spot on the property, for up to 30 days unless extended (§8.14.028). On state highways such as West Colfax, Sheridan Boulevard and Wadsworth Boulevard we found no CDOT permit path for a temporary container. In Denver the street permit goes only to the container company, in the parking lane and at least 20 feet from any corner, alley or entrance, and in unincorporated Jefferson County containers are not allowed on arterials. Each town page says what that code asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Construction and demolition sites
- Commercial renovations and full-home remodels
- Warehouse and office cleanouts
- Commercial roofing jobs
- Large event and community cleanups
Pick a different size for
- Heavy-only loads — concrete and soil go in a 10 or 15
- Small jobs (you would pay for unused space)
- Sites without truck access and overhead clearance
- Asbestos, hazardous chemicals, tires, batteries or medical waste
Placing a 40 yard container on a Lakewood-area property
It needs a flat, solid spot about 22 feet long and 7.5 feet wide on a lot or job site (paved or gravel, not grass), about 60 feet of access for the truck, and about 25 feet of clear space overhead. In Lakewood we found no City permit rule for a roll-off on your own driveway or lot, but the code wants dumpsters on private property, on an improved all-weather surface such as gravel, asphalt or concrete, clear of vehicle and pedestrian travel and the sight triangle (§8.14.025(D)), and not on landscaping or grass (§9.80.020(B)(5)). The street is different: a temporary roll-off in the public right-of-way needs a no-charge Public Way permit before it is placed, is allowed only when there is no suitable location on the property, and may stay no more than 30 days unless the City extends it (§8.14.028). On state highways such as West Colfax, Sheridan Boulevard and Wadsworth Boulevard we found no CDOT permit path for a temporary container. Other cities have their own rules — Denver issues its street permit only to the container company, Edgewater never allows dumpsters in alleys, and unincorporated Jefferson County keeps containers in the parking lane and off arterials. Check your HOA too: covenants can cover containers in driveways. You can put boards or plywood under the container for extra protection. Each town page covers its own code.

40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so it can, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.
How do you load a 40 yard?
Usually by a crew. The sides are eight feet high, so hand loading from the ground is slow. Distribute the load evenly and keep it below the top edge for safe transport.
Can I put concrete in a 40 yard?
Within the weight limit, yes — but not as the main load. Most rentals include about five to six tons, and concrete or soil reach that at a fraction of the volume. For heavy material, smaller dumpsters are often more efficient and cost-effective.
Do you offer swaps on long jobs?
Yes. Once the box is full we schedule pickup or bring a replacement, and contractors can set up scheduled rotations and ongoing service. Tell us the expected duration and we will quote the whole job.
